Why did my garage door spring break?
It ran out of cycles. A standard torsion spring is built for about 10,000 of them. One cycle is the door going up and coming back down. Four cycles a day is normal for a Calgary house where the garage is how everyone gets in and out, and that works out to roughly seven years before the spring is finished.
You will know when it happens. There is a bang loud enough that people think a gun went off or a car hit the house. After that the door will not lift, or it lifts a foot and stops. Look at the shaft above the door. If there is a gap in the coil, that is your spring.
Two things not to do. Do not keep pressing the opener button. The motor will strain against the full weight of the door and strip its drive gear, and now you have two repairs instead of one. And do not try to replace the spring yourself. A wound torsion spring holds enough energy to break your arm.
What breaks most often on Mahogany garage doors?
Four jobs make up most of what we do here.
Broken torsion spring. Covered above. This is the majority of our Mahogany calls.
Snapped cable. The door climbs crooked, jams in the track, or hangs at an angle. It usually follows a spring failure, or it comes from a frayed cable that has been chewing itself up on the drum for months. Same-day fix.
An opener that hums but does nothing. On the builder-grade chain-drive openers that came standard in most Mahogany builds, the failure is a stripped plastic drive gear. The motor runs, the door sits still, and you hear grinding. That is a gear kit, not a new opener. If someone quotes you a whole new opener without taking the cover off first, get a second opinion.
A door that reverses on its own, or only closes while you hold the wall button down. Safety sensors. They are misaligned, fogged, or a wire has pulled loose. Cheap, and usually fixed on the first visit.
Why do garage doors fail so often in Mahogany specifically?
Two reasons, and they stack.
The houses are all the same age. Hopewell Residential started building Mahogany in 2007, and most of it went up between 2008 and 2018. Thousands of garage doors were installed inside a ten-year window, so they are all reaching the end of their spring life inside the same ten-year window. The newest phases are not calling us yet. The 2008 to 2016 streets call constantly.
Then there is the weather. A chinook can swing Calgary 30°C in a day. Steel expands and contracts through all of it. Factory grease thickens below about -20°C. The rubber bottom seal freezes to the concrete overnight, so every morning the door has to tear itself loose before it can even start lifting. That extra load lands on a spring already sitting at its limit. The cold does not break the spring. It just picks the morning.
